Commercial Line Striping for San Joaquin County Businesses

Line striping is easy to put off because it rarely breaks. It just slowly stops working. The lines get lighter every summer until one day a delivery driver parks across two stalls and nobody can say he was wrong.

That slow fade creates a quiet kind of stress. You may wonder whether your accessible stalls still measure correctly, or whether your fire lane markings match what the fire marshal expects. You shouldn’t have to become a code expert to feel confident about your property.

That part is our job. We have been a licensed painting and general contractor in the 209 since 2004, with more than 15,000 completed projects. We handle the layout, measuring, and painting, and we provide a written quote before we start. Serving Stockton, Lodi, Manteca, Tracy, and the surrounding cities.

Parking Lot Striping in Stockton

Your parking lot is the first thing a customer sees and the last thing they remember. Clear stalls, arrows, and crosswalks tell people how to use your property without anyone having to explain it.

We stripe new lots and re-stripe existing ones. That work includes standard and compact stalls, accessible stalls and access aisles, directional arrows, stop bars, crosswalks, loading zones, no-parking zones, numbered stalls, and painted curbs in red, blue, yellow, green, and white. We also handle custom stencils, so a reserved space, an EV charging stall, or a company logo gets marked the way you want it.

If your layout no longer fits how the property is actually used, we can change it. A lot laid out in 1998 may be losing stalls to aisles that are wider than they need to be, or wasting space that could hold more parking today.

OSHA-compliant line striping services, warehouses, parking lots, and more!

OSHA-Compliant Warehouse Line Striping and Floor Identification

OSHA requires that permanent aisles and passageways be marked where powered material handling equipment is used, and that those aisles stay clear. We lay out and paint forklift travel lanes, pedestrian walkways, equipment lanes, staging and storage zones, dock approach areas, keep-clear zones in front of doors and electrical panels, and full 5S and 6S layouts.

We focus on small to mid-size warehouses. That is a deliberate limit, not a gap. It means your job gets a full crew and a real schedule instead of being squeezed between two enormous contracts.

For floors that already have an epoxy or urethane coating, we use striping products made to bond to that coating. Standard traffic paint on a coated floor can peel, and we would rather tell you that up front than come back later to fix it.

Facilities We Stripe Across San Joaquin County

Striping work looks different depending on the building. A distribution center needs forklift lanes and dock markings, while a medical office needs accessible stalls patients can actually use. We do both, and most things in between.

We stripe various properties to the best of our ability and to our standard. If your property is not on that list, it does not mean we cannot stripe it, so call and describe the site.

  • Distribution Centers and Warehouses
  • Cold Storage and Food Processing
  • Retail Centers and Shopping Plazas
  • Restaurants and Drive-through Lots
  • Medical Offices and Clinics
  • Schools and Colleges
  • Churches and Community Centers
  • City and Government Facilities
  • Apartment Complexes and HOA Properties
  • Self-storage Properties

Industrial and Distribution Center Floor Marking

Industrial floors take a beating that a retail lot never sees. Forklifts turn on the same spot a hundred times a day, pallet jacks drag across corners, and floor scrubbers pass over every line every night. Markings in that environment need to be chosen for the traffic, not just painted on.

We mark travel lanes, pedestrian crossings, staging and hold areas, battery charging zones, panel and exit clearances, and rack aisle identification. On coated floors, we use epoxy or urethane striping so the lines bond to the coating instead of sitting on top of it. On bare concrete, we use products rated for the wear your floor actually gets.

We also work around production. Tell us your shift schedule at the site walk, and we will build the sequence so marked areas cure while that part of the floor is idle.

What You Get When You Hire Us?

You are hiring a crew to come onto your property and make a permanent change. It is fair to want to know exactly what you are getting before they arrive.

You get a fixed written price, and what we quote is what you pay. No change orders show up after the crew arrives unless you ask us to change the scope. You get a five-year workmanship warranty in writing, covering our labor and installation. You get our own crews rather than subcontractors, which means the people who quote your job are the same people who do it.

You also get updates. We tell you when we are arriving, what we’ve finished, and what comes next, so you don’t have to call us to find out where your project stands. We cover and mask surfaces near the work and clean the site when we are done. And if your pavement needs repair before striping, or a product would not last on your surface, we will tell you before you spend the money rather than after.

Commercial Line Striping FAQs

These are the questions facility managers and property owners in Stockton ask us most often before a striping project. If yours isn’t here, call 209-217-5423 and ask directly.

Epoxy Flooring
Price depends on a handful of things: how many stalls you have, whether the layout is changing, how much prep the surface needs, how many stencils and curbs are involved, and whether we work during business hours or after. We price parking lots by the stall and floor marking by the linear foot, then give you one fixed written number after the site walk.

Most commercial lots in this area need it every 18 to 36 months. Heavy traffic, direct sun, and pressure washing all shorten that window. A simple test is to look at your lot at dusk, because if the lines are hard to see from across the property, drivers are having the same problem.

With waterborne traffic paint in warm, dry weather, lines are usually safe to walk on in about 30 minutes and to drive on in about an hour. Cool or damp weather stretches that out, and solvent-based or epoxy products take longer still. We give you the actual reopen time for your project before we start so that you can plan around it.

Yes. We usually work in sections, so part of your lot stays open, and we can work evenings or weekends when a full closure isn’t workable. Tell us your busiest hours during the site walk, and we will build the schedule around them.

Yes, including red curb painting and “NO PARKING FIRE LANE” lettering. Lettering size and spacing can differ by local fire authority, so we check your city’s requirements before we start.

Yes. We can grind them off or black them out, and the right choice depends on your surface. Grinding removes the paint but can leave a visible scar on asphalt, and blackout paint can let old lines ghost through over time. We will show you both options at the site walk and explain the tradeoff for your specific lot.

Yes. We mark forklift lanes, pedestrian walkways, staging zones, keep-clear areas, and full 5S and 6S layouts. We focus on small to mid-size warehouses, which means your job gets a dedicated crew rather than a shared one. If you already use a color system, we will match it.

Outdoor asphalt and concrete usually get waterborne acrylic traffic paint, and cooler weather may call for a solvent-based product instead. Interior floors, especially those with an epoxy or urethane coating, need a striping product made to bond to that coating, because standard traffic paint can peel off it. We tell you which product we selected and why before work begins.

Durability comes down to three things: the product, the prep, and the traffic. Clean, dry, properly prepared pavement is what makes paint last, which is why we don’t skip the sweep-and-clean step to save an hour. Our work carries a five-year workmanship warranty covering our labor and installation.

Get a Free On-Site Line Striping Estimate

Here is what happens next. Call 209-217-5423 or fill out the estimate form on this page. We schedule a site walk at your property, usually within a few business days. We measure, count, photograph, and listen to how your site actually gets used. Then you get a written scope and a fixed price, with no obligation to move forward.

If you are not ready for a full project, ask for the compliance walk instead. We Paint & Renovate will look at your accessible stalls, fire lanes, and interior aisles and tell you what we see, at no cost.

When the work is done, your lot will read clearly to every driver who pulls in. Your forklift aisles and walkways will be marked, your accessible stalls will be laid out to current code, and you will have a written warranty in your file. That is one fewer thing on your list.
